Comparable rentals, not suburb averages
What properties like yours have actually leased for recently, on your street and the ones either side of it - not a median that averages a studio in the Valley with a house in Bulimba.
Condition, aspect and features
Two identical floorplans in the same building rent differently. Light, outlook, parking, storage, appliance age and the state of the kitchen and bathroom all move the figure, and they are the reason a data-only estimate misses.
What the market is doing this month
Days on market, how deep the applicant pool is right now and where competing stock sits. A figure that was right in March is not automatically right in August.
What would lift it before listing
If a $400 fix adds $20 a week, you should know before the photographer arrives. Every appraisal says what is worth doing and, just as often, what is not.

How much does a rental appraisal cost in Brisbane?

What is the difference between a rental appraisal and a valuation?
A rental appraisal is a real estate agent's assessment of what your property should rent for, based on comparable rentals and current market conditions. A valuation is a separate, paid report prepared by a licensed valuer for a bank or a legal purpose. If you need a figure for a lender, you need a valuer; if you need to know what to list at, you need an appraisal.
How long does a rental appraisal take?
The indicative range on this page builds as you answer, in about 60 seconds. The prepared appraisal - the one with your comparables in it - usually comes back within one business day, and we will walk your street with you over the phone if you would rather talk it through.
Do I have to switch agencies to get one?
No. Plenty of the appraisals we prepare are for owners who stay exactly where they are, and that is a perfectly good outcome. If it turns out your rent has been sitting still for years, switching property managers in Queensland takes about a fortnight and we handle nearly all of it - but that is your call to make after you have the number, not before.
