It is a per-callout limit, not a pool that runs down. Each job is assessed on its own and anything above it comes to you first.

Under Queensland law, if a genuine emergency repair is not actioned fast enough, your tenant already has the right to arrange their own tradesperson up to the value of 4 weeks' rent and claim it back from you. This authority matches that same limit so we can move first, using someone we know does the job properly, rather than the tenant sourcing their own.
An emergency repair is defined the way the RTA defines it: a failure or breakdown of an essential service or appliance for hot water, cooking or heating; a fault or damage that makes the property unsafe or unsecure; or a fault likely to injure a person, damage property, or unduly inconvenience a tenant.
The 4 weeks' rent limit is calculated on the rent payable at the time the emergency arises, not the rent at the start of the agreement, so the figure stays current as rent changes.
This authority sits alongside your tenant's existing right, it does not replace it. If we cannot be reached, or do not action a genuine emergency within a reasonable time, the tenant retains their right under the Act to arrange the repair and seek reimbursement from you directly.

- Anything above these limits — you are always contacted first for anything bigger

Every request is checked properly before a tradesperson is booked. We confirm:
- Whether the tenant caused the issue and should be covering the cost
- Whether the appliance is still under manufacturer warranty
- Whether the fault is covered by a builder's warranty from previous work
This authority lets us move at the speed a genuine emergency demands. It is not a blank cheque.
