What fees does LINK Living charge?
Exactly what's in the published table. Management is 8.8% incl. GST, dropping to 7.7% if you set a maintenance authority on the file. Then a letting fee of 1.1 weeks' rent when a tenancy starts, and the listed charges for advertising, admin, statements and inspections. If it's not in the table, it isn't charged.
Who qualifies for the Exclusive LINK client rate?
Clients of the wider LINK group - accounting, finance and wealth. On that offer, lease renewals, EOFY statements, routine inspections and exit inspections are all included in the management fee.
How does the maintenance budget discount work?
You authorise us to book repairs up to an agreed limit without calling first, and the management fee drops by 1.1% incl. GST for the life of the agreement. There are two limits: $750 per callout for routine maintenance and minimum housing standards work, and 4 weeks' rent for a genuine emergency - the same limit Queensland law already gives your tenant, so we can move first with a tradesperson we know is licensed and insured. Nothing else about the process changes: the same trades, the same quotes, the same comparison before anything is booked, and anything above the limits still comes to you. What it removes is the wait. Am I locked into a contract?
Our agreements have standard notice periods, not punitive lock-ins. If we're not earning the fee, you should be able to leave - that standard keeps us sharp.
