The pockets that matter

The Valley is our home suburb and we manage it from inside it, which matters more than it sounds in a market this segmented. Apartments toward the Howard Smith Wharves and the Story Bridge end attract a different tenant and a stronger rent than the entertainment-precinct blocks around Brunswick Street Mall, where noise is a genuine factor and needs to be priced in honestly. The rise toward Bowen Hills sits well clear of the river, and the suburb came through 2022 largely dry. Warehouse conversions in the pocket behind Ann Street are the scarce product here, and they lease quickly whenever one appears.

Valley tenants are overwhelmingly young professionals, students and shift workers who want to live where they socialise. They decide fast, apply online and expect a response the same day - a slow agency loses good applicants here more than anywhere else we manage.
