The pockets that matter
Norman Park divides sharply between ridge and flat, and knowing which is which is most of the job. The Bennetts Road ridge streets carry genuine city views and lease at a clear premium for them. The low ground near Norman Creek on the western edge is where the suburb's flood exposure sits - a little over a fifth of the suburb was inside the 2022 extent - and those streets need frank pricing and honest disclosure rather than optimism. Norman Park station puts Central about ten minutes away, and Wynnum Road carries the traffic so the pocket streets behind it stay genuinely quiet.
