Preparing your Brisbane property for rent: the pre-listing checklist

The fortnight before listing decides the next twelve months. Here's the order of operations we run with every new property, whether it's your former home or a fresh settlement.
Compliance first
Queensland rentals must meet minimum housing standards, and smoke alarm, safety switch and (where applicable) pool compliance are non-negotiable before a tenancy starts. We audit all of it at onboarding and coordinate anything that needs work - it's cheaper to fix before a tenant is waiting on it.
Presentation that earns its cost
A professional clean including carpets and windows, tidy gardens, working globes in every fitting, fresh silicone and paint touch-ups where needed. Then professional photography - the single highest-return spend in the whole process. Tenants pay more for properties that look cared for, because they read it as a signal of how the tenancy will run.
Insurance and paperwork
Landlord insurance in place from day one, keys cut and coded, appliance manuals gathered, and a photographic entry condition report that protects everyone. If the property was your home, tell your insurer and your accountant the use has changed - the tax treatment changes with it.
Price it right, then list
With the property ready, we set the price against live suburb evidence and current demand, not last year's rent or a hopeful number. Then it lists with professional photos across the major portals, and the first inspections are usually booked within days.
