How to make your rental application stand out in Brisbane
Updated July 2026
Good applications aren't about tricks: they're about being easy to approve. Here's what we look at when applications land, and how to put yours at the top of the pile.
Have your documents ready before you inspect
The strongest applications arrive complete, fast. Before you start inspecting, have ID, proof of income, rental history and references ready in your Snug profile. When the right property appears, you apply the same day while others are chasing paperwork.
- →Photo ID and a second identity document
- →Recent payslips or proof of income
- →Rental ledger or reference from your current agency
- →Personal or employer references who answer their phone
What we're actually assessing
Can you comfortably afford the rent, have you looked after previous rentals, and are you straightforward to deal with. A short, straightforward cover note introducing your household does more than any embellishment - and if your situation has a complication, explaining it up front beats us discovering it.
Pets, breaks and special situations
Queensland's rules around pets in rentals have modernised: ask rather than assume. If you're new to renting, between jobs, or arriving from interstate, tell us the full picture - applications with context get considered; gaps without explanation get passed over.
Applying with LINK Living
We process applications through Snug and aim to respond fast - often same-day for complete applications. Every applicant gets an answer, and approved tenants get a proper handover: entry report, contacts and a team that answers the phone after you've moved in.
