One thing worth checking first

A rental appraisal tells your lender what the property earns. A valuation tells them what it is worth, and only a licensed valuer can produce one — usually one your bank instructs itself. If the request from your lender was for a valuation, this letter will not satisfy it, and we would rather say so now than have it knocked back. If it was for the rent, you are in the right place.

Will my bank accept a rental appraisal letter from an agent?

Usually, yes - for rental income. Lenders assessing serviceability on an investment property routinely accept a rental appraisal on agency letterhead as evidence of what the property earns or would earn, and most ask for one stating a range rather than a single figure. That is a different document from a property valuation, which estimates what the property is worth and has to come from a licensed valuer your lender instructs. If your bank has asked what the place rents for, this is the letter. If it has asked what the place is worth, you need a valuer and we will tell you so rather than send you something that will be knocked back.

What does the letter actually say?

It is addressed to whom it may concern on LINK Living letterhead, states the property address and its bedrooms, bathrooms and car spaces, and gives the weekly rent range we anticipate for it in the current market. It is signed by Brad Minhinnick with his direct line and email, and it names the factors the figure was based on - comparable rentals, condition, location and current demand. It is the same template our managed owners and their brokers have been taking to banks for years.

What is the catch? Why is this free?

There is not one, and that is the point of the page. Preparing a letter costs us half an hour, and we would rather be the agency that did you a favour with no strings than the one that held a document hostage for your phone number. If you ever do want a property manager, we would like to be on the list you consider - but nobody here will call you to ask.

Will you add me to a mailing list or have an agent call me?

No. We do not ask for your phone number, so nobody can ring you. Your address and email go to Brad and nowhere else - they are not added to our CRM, our newsletter, or any marketing list - and he deletes them once your letter is sent. If you want to talk about the figure or about managing the property, his details are in the letter and the next move is yours.

How long does it take and which areas do you cover?

One business day for most Brisbane properties. We appraise Brisbane-wide with a focus on the inner suburbs, and the letter is prepared against comparable rentals near the property rather than a suburb median. If the property is outside Brisbane, say so in the notes - we will tell you honestly if we cannot appraise it properly rather than produce a figure we cannot stand behind.

Can I get one for a property I already rent out through another agency?

Yes, and we will not use it as an excuse to pitch you. Owners refinancing an investment property usually already have a manager, and that is neither our business nor a reason to refuse. The letter states the market rent, which is what your lender asked for.

Actually after a proper appraisal?
